Cathcart pub set to make way for 20 flats

Owners of the White Elephant pub at 128 Merrylee Road, Glasgow, have come forward with plans to build a mixed-use development comprising 20 apartments and a convenience store.
The plans would see the current single-storey premises demolished in favour of a four-storey block clad in light buff brick with inset balconies and glass balustrades.
In a design statement the applicant wrote: "To reduce the impact of the scheme’s overall height, the top floor features a mansard roof that is clad in standing seam zinc. The dark grey zinc highly contrasts the light buff brick featured below on the rest of the scheme. The top floor has also been set back, behind a parapet wall topped with a stone coping. The combination of these points not only creates a characterful façade but also reduces the overall impact on the street scene.
"The private amenity space has been designed to create a sense of oasis and sanctuary for the residence. The exterior space consists of angular paths, cast in situ concrete seating capped in timber and banked grassland with tree line coverage."
Designed by PLC Architects with CPC planning consultants the project will offer a mix of one and two-bedroom apartments with a rooftop terrace and photovoltaic panels.

It's obviously taken a hit post-covid, but I agree with others that there isn't exactly an overabundance of pubs nearby. Shame if it goes.
Would it be beyond the wit of man to build flats a and put a pub in underneath?
