Landowner capitalises on the air rights to a south side Edinburgh Tesco

Manson is bidding to build 32 apartments above a Tesco store at 94 Nicolson Street, Edinburgh, in their role as architects and planning consultants.

Working with Fairhurst the practice has filed plans with The City of Edinburgh for the southside build, delivering a range of accommodation from studios to three-bedroom flats for mainstream rental.

Currently occupied by a Tesco store the landowner-led application takes its design cue from the tenement blocks which comprise the bulk of the local environment, utilising blonde sandstone for the front facade with contrasting traditional harling to the rear.

Occupants will benefit from elevated communal gardens on the first and fourth floors above the active retail below, oriented to maximise views to Salisbury Crags.

The complex build will require the ground floor retail unit, which extends to 0.17 hectares across a tenement backcourt, to remain operational throughout, maintaining access to a delivery bay on Davie Street. The applicant has requested a commuted sum payment in lieu of providing affordable homes on-site due to the constrained nature of the development.
