Haymarket Yards student build set for 'immediate' start

Ladybank Developments and Michael Laird Architects have received planning consent for a student accommodation development at Haymarket Yards, Edinburgh, adjacent to the recently submitted Elgin House and Roseberry House developments.

The decision clears the way for the applicant, a joint venture between GSS Developments and London & Scottish Property Investment Management, to deliver 153 studio apartments on a 0.16-acre site, including a roof terrace and shared gardens.

A spokesperson for Ladybank Developments, said: “This regenerates an urban brownfield site that has sat vacant for many years to create a high-quality sustainable accommodation for students, meeting the growing demand in the city.

“The location is near to neighbouring Haymarket Station and its associated tram and bus stops and is highly accessible to the city’s universities and colleges. We look forward to starting this exciting development immediately and continuing to work with the council and the local community to deliver it in a considerate manner.”

The zero car parking development will make the most of its highly accessible location with 154 cycle spots and a pledge to avoid fossil fuels in its operation.

Oddly, this article does not refer to the original application made for this site, of which it appears to have been largely based upon. The current proposals increase the footprint of the building by pushing bedrooms closer to the site boundary and the adjacent office buildings, therefore reducing overall privacy. This has the knock-on effect of creating rather lengthy windowless corridors and reducing the amount of external amenity space around the building.
