Permission sought for ten Passivhaus self-build plots in Bridge of Allan

Planning in principle is sought for a Passivhaus standard self build housing development in Bridge of Allan.

The innovative scheme is being advanced by Technique Architecture & Design on greenbelt grassland located adjacent to the railway line and Allan Water on the lower slopes of Knock Hill.

A cluster of 10 development plots will be formed around the B-listed Lecropt Manse and schoolhouse, with an emphasis on the use of local materials and insulated timber frame construction utilising mineral wool and wood fibre insulation with stone and timber cladding and metal roofing, in favour of European Slate.

Expressing their design strategy Technique wrote: "The buildings are stepped and turned to create external spaces which are sheltered from the prevailing wind.

"In addition to being a mass and form which is typical and familiar in a rural setting, the simple pitched roof building forms indicated benefit from a reduced envelope to floor plan ratio which minimises heat losses through the building envelope and ensures maximum efficiency of heating systems."

A private road, also under the ownership of the applicant, will be upgraded to provide safe passing places and bound gravel surfaces will be applied to pedestrian paths to improve access.

Is this development method a means to ignore the 33% affordable requirement for BoA?

Yet another development eyeing up the greenbelt on this side of BoA. When will it end (when BoA merges with Dunblane)?!

(PAN) 2/2010 requires affordable provision onsite over 20 units. SC may require on site delivery over 10 units or a contribution for between 4 & 10 units depending on need.
There is a massive housing shortfall in Stirling and the Council are too terrified to make the correct decisions. Upgraded infrastructure, schools, affordable housing etc etc will only be delivered through proper masterplans and greenfield allocation....but this is politically unsavoury.
What we are left with is piecemeal developments of high end housing that deliver nothing for the local community.
There has been no significant new build development in BofA in 20 years consequently locals are priced out of the market.
