Parking-free Leith homes to take the place of light industrial units

A collection of light industrial units west of Leith Conservation Area have been selected for residential development, retaining the C-listed Village Inn pub.
Occupying half a city block bounded by Pitt Street, South Fort Street and Trafalgar Lane the project will deliver 103 flats that observe the existing street line with a mix of five-storey apartments and shorter mews-style building to the rear combining ground-level flats and double-height Colony-style apartments above.
Zero car parking provision will enable the full central portion of the site to be landscaped, leaving a 17.6m gap between properties on both sides.
In a statement architects Fouin + Bell wrote: "While it is acknowledged that there are gable end kitchen windows to the existing Pitt Street tenement flats and that these are not protected within the Edinburgh Design Guide requirements, the design of the new building incorporates a daylighting and ventilation slot to preserve some amenity..."
Contractor J.Smart & Co will deliver the project on behalf of Pitt Street Properties with 25% affordable housing provision in accordance with Edinburgh design guidance.
