Design review brings New Town apartments into line

Hackland + Dore Architects have returned with revised plans to replace their Edinburgh office on the eastern fringe of the New Town Conservation Area with nine apartments instead of 11.
The reduction follows a design review for withdrawn proposals for 16 Annandale Street born out of further consultations that resulted in the solid to void ratio and the location and size of openings adjusted on the front elevation to better match Georgian neighbours.
The proportion of green open space has also been upped to 20% to meet requirements in the form of a communal garden accessible from the main lobby and Annandale Street Lane.
In a statement, the applicant wrote: "Precast banding is to frame floor to floor full height openings, solid sandstone panels and balconies on the three elevations enhancing the streetscape and providing a unique character of cohesion to the proposal.
"The introduction of a vertical masonry recess within the design, integrating skewed recessed solid stone panels as a reference to the adjacent tenemental windows at the existing tenement’s gable end wall, works as a main entrance marker and as a transition element enabling a dialogue between the traditional Georgian tenement and the new contemporary residential development."
