Backers sought for speculative Glasgow hotel

Potential tenants or purchasers are being invited to get behind a 160-bed hotel venture within Glasgow city centre, immediately opposite Queen Street Station, which was granted planning consent last year.

New graphics depict how Dale House could be replaced by a seven storey new build structure complete with 16,000sq/ft of ground and mezzanine retail and restaurant space – although marketing agents JLL leave open the possibility of a change of use to office, residential or student accommodation.

Kerr Young, director, hotels and hospitality at JLL, commented: “We are inviting offers from perspective hotel operators to submit proposals to enter into a lease on the completed hotel. Offers will also be considered for the acquisition of the Dale House”.

Detailed designs prepared by Norr Architects show extensive use of limestone cladding to the front with white/buff brickwork to the rear. A series of public realm enhancements would also be carried out to Anchor Lane.

I don't know how this got permission. The building that sits there currently is nothing to look at and this looks almost identical just perhaps with slightly more modern materials and cleaner.

The planners at Glasgow Council need to start taking some pride in their cities architecture and have a firmer handle on design. The city has got some beautiful buildings and amazing opportunities from redevelopment sites such as this and somehow this is the best anyone seems to be able to offer.

Errrr... A speculative hotel? Given that there are a multitude of brand hotels/operators all with differing spatial requirements, how does that work then? Cart before horse?

A prime site in central Glasgow directly across from Queen Street station and Buchanan Street subway and 5 minutes walk to Glasgow Central Station and Buchanan bus station. 30 seconds from Scotland's premier retail area, 50m from George Square and 200m to the Gallery of Modern Art and the RSNO concert hall. 5 minutes walk to the restaurants in the Merchant city and the bars on Sauchiehall Street and CineWorld.

How this building has sat for so long without a tenant or redevelopment is scandalous.

Maybe they would have more luck with an attractive design. This really looks like a refurb.

#4 Dale House is 37000 sqft of Grade C office space in a city that has thousands of more sqft of unrented Grade C and Grade B office space.

Nobody wants that kind of building anymore. But do the sums work to knock it down and redevelop as Grade A office? Obviously not.

if this struggles to get investors then there's no chance of the Lion chambers, the 50 argyle street and the scaffold storage centre on union street being developed this side of Armageddon....
