West Linton masterplan secures Borders Council backing

A revised planning application to construct a major new housing development at West Linton, Scottish Borders, has been approved at the second time of asking - after an initial proposal by Springfield Properties was rejected on design grounds.The new masterplan has been drawn up by Aitken Turnbull Architects on behalf of Springfield and envisages construction of 92 homes in a dense ‘country estate’ format around an existing steading -which would have been demolished under prior plans.
To be built on 4.34 hectares of agricultural land at Robinsland Farm the revised scheme squares the circle of meeting the developers desire to maximise the number of properties with south facing rear gardens and the Council’s wish to maintain open views for properties on the developments southern edge.
This is achieved through a series of courtyards and small clusters of dwellings linked by shared surfaces and both hard and soft landscaping centred upon a village green.
An existing stone built steading will be partially demolished after it was found to be structurally unsound but will be rebuilt using demolition material in liaison with the local authority, whilst a separate twin gabled structure will be utilised for garaging and storage.
In their design statement Aitken Turnbull note: “The house types are a mix of sizes and accommodation in both one and a half and two storey in detached, semi -detached and terrace configurations, and fit in within the context of the surrounding built environment.
“This involves the use of dry dash render, flat profile roof tiles and timber windows with natural timber cladding feature panels and elements.”
