Off-grid 'eco homes' line the Water of Leith

A bespoke £1.4m 'eco home' has gone on the market in Edinburgh as the first of three planned detached homes as part of the Juniper Green development at Baberton Loan.
9 Baberton Loan has been designed by Fouin & Bell and IHC Architecture on behalf of Juniper Projects as a five-bedroom Passivhaus residence that wears its environmental credentials proudly in the form of a green roof and plans for a turbine generator.
Domenic Tedesco, director at Juniper Projects, said: “We looked at every possible way to give this home an advantage – to reduce energy costs, minimise maintenance, and create something truly special. For instance, the triple-glazed aluminium-clad windows, zinc roofing, zinc rone and downpipes substantially reduce ongoing external maintenance.
“The green roof not only benefits the environment but also protects the structure from solar degradation, provides insulation while promoting biodiversity and seamlessly blends into the surrounding landscape.”
Joining six terraced properties formed from a disused warehouse a decade ago by the same developer the latest phase takes advantage of its setting by the Water of Leith to help power the property. Water drawn from the river is used to extract heat that is reused to power hot water and underfloor heating.
