Student flats to bring life to the Water of Leith
March 18 2025
Detailed plans have been submitted for purpose-built student accommodation to replace an existing warehouse at Bangor Road, Edinburgh.
Flow Design Architects with RankinFraser plan to take the opportunity to reactivate the Water of Leith by bringing social spaces to the street and linking to other recent developments.
This would see the existing warehouse demolished in favour of a perimeter block with a sawtooth section of dark grey cladding to reflect the industrial character of the area.
Explaining their chosen design solution Flow wrote: "The structure maximizes views of the surrounding vistas, incorporating expansive windows and open terraces, while ensuring that it adapts to the site’s challenges.
"The cladding introduces a modern edge to the classic warmth of the red brick. This approach not only complements the solidity of the masonry but also serves to highlight its rich, earthy tones. The use of varying profiles against the matte, porous texture of the brick creates a visual dialogue that draws the eye and invites exploration."
The primary northeast corner is to be faced entirely in red brick, forming a 'tower' element punched through with windows redolent of canalside works. A combined 500 sqm of internal and external amenities will be offered, notably a terrace overlooking the Water of Leith.
