Energy-hungry Edinburgh data centre makes way for hundreds of homes

An 'unlettable' former bank in Edinburgh designed by BDG McColl (now known as BDG Architecture & Design), is to be demolished and replaced by hundreds of new homes.
Contractors acting for Artisan Real Estate have moved on-site to clear Deutsche Bank House, a deep plan structure purpose-built for single occupation as an office and data centre in the early 2000s.
Formerly the Scottish HQ for State Street Bank, before its closure in 2018, the 110,000 sq/ft structure will be taken down by Metropolitan Demolition to make way for 525 Park View, a new neighbourhood designed by 7N Architects.
Justifying the demolition as part of the residential-led planning application the applicant stated: "Since the building was constructed there have been no large-scale upgrades to the mechanical, electrical & plumbing building services. This means that a majority of the systems for the current building were designed prior to the minimum Energy Standards that were introduced in 2002.
"Without major refurbishment of the building fabric and services it's unlikely the existing building could reduce Green House Gas emissions to a level aligned with the Scottish Government’s 2045 Net Zero target."
Demolition material will be recycled on-site where possible with social enterprise EALA Impacts helping to manage the salvage process.
