Bonnington student flats to open up access to the Water of Leith

The residential reorientation of Edinburgh's Bonnington district continues apace with plans to replace a large light industrial unit with student housing.

Flow Design Architects are hosting a public consultation for the 0.2ha Bangor Road site which borders the Water of Leith. Set back from the water behind an existing sewer the street-hugging building will present a ground-floor commercial unit on Bangor Road.

A saw-tooth roof in light grey cladding has also been specified to add articulation and reference the industrial heritage of the area.

In a materials statement, Flow wrote: "The use of cladding introduces a modern edge to the classic warmth of the red brick. This approach not only complements the solidity of the masonry but also serves to highlight its rich, earthy tones. The use of varying profiles against the matte, porous texture of the brick creates a visual dialogue that draws the eye and invites exploration. The integration of cladding with the brick not only celebrates the historical significance of the latter but also embraces modernity, resulting in a harmonious yet contrasting architectural expression."

A formal planning application is expected early in 2025.
