Dying Edinburgh office park bets on students to stay alive

Two vacant office buildings in the struggling Pentland Gait business park in Wester Hailes could soon be demolished in favour of purpose-built student housing under new plans filed by CDA.
Following consultations Jersey-based developer Hamcap has shown its hand with detailed proposals for a canal-side block housing 382 beds standing alongside the City Bypass.
The student housing-led build will see the demolition of Currie House and Heriot House and their replacement with a stepped courtyard block arranged around landscaped gardens overseen by LUC.
This will be joined by a low-rise flexible employment space spanning 1,400sq/m targeting the life sciences sector.
In a massing statement, CDA wrote: "A stepped form of development allows the building to respond to the canal on the east and the City Bypass on the west. A higher element along the canal edge maximises the views and amenity the canal offers while a lower western wing encloses the courtyard and allows sunlight penetration to the central courtyard."
Both components of the build will be differentiated materially as well as in scale with the commercial element using contrasting dark grey metal to offset the buff brick and bronze detailing of the student portion.
