 Bonnington student apartments extend deindustrialisation trend

Land at Pitt Street in Edinburgh's Bonnington district is to be put to new use as student housing under plans developed by 56three Architects for J. Smart & Co.

The contractor proposes to demolish light industrial units at 117 Pitt Street separate to a neighbouring site under different ownership, rather than develop both in tandem for mainstream housing as first envisaged.

The scaled-back approach will see the 0.12-hectare site knit into an adjoining tenement through delivery of 80 beds in a mix of studios and cluster units.

In a statement Scott Hobbs Planning wrote: "The proposed purpose built student accommodation development is 4 to 5 storeys in height with the fifth floor set back from the edge of the roof, thereby responding to the height of the existing and consented residential properties along Pitt Street, Trafalgar Street and South Fort Street. The footprint, design and layout of the proposed development is consistent with the consented residential development at this site."

Amenity spaces take the form of a private rear courtyard, lounge and study areas.
