Glasgow Standard Govan apartments complete

Mast Architects have completed work on 46 'Glasgow Standard' apartments at Langlands Road, Govan, geared toward tenants aged 55 and up.

The mix of one and two-bedroom properties exceeds minimum sustainability and space standards, employing offsite timber frame construction to boost thermal performance and air tightness.

Delivered on a former car park in a land and build arrangement with CCG, on behalf of Trust Housing Association, the twin red brick blocks boost the supply of affordable rented accommodation.

Commanding Govan Road with feature projecting balconies the £9m build forms part of ongoing efforts to redensify the area around Govan Cross.

The work includes a new public footpath connecting Golspie Street and Langlands Road.

One for all the old school construction freaks out-there -- on-site timber frame construction ...

Now that really would be man biting dog strange.

The story is very poor journalism.
PR recycling at best with no analysis or context.
For a start most of the surrounding tenements are blonde.

£200K build cost repeat build cost only for a 2 bed flat -- file under eye wateringly expensive for social housing. Especially in an area where 2 bed flats struggle to make £150K retail.

Someone is extracting the waste water / making a very good living out of this project but society in general has to pay for this inefficiency / self indulgence / ego-tripping.

This is an excellent development and should be used as a social housing template across Scotland. Well done to all involved.

Re image 2.

One side of the street actively engaged and contributing to the townscape; the other sitting like an island behind a 4ft high fence. Not - in my submission - how buildings should engage with the street.

Beyond the student lunch build economics their would appear to be another issue in full view -- Glesga streetscape / Trad vs Mod.

Trad as in perimeter tenements.
Mod as in mushroom blocks scattered randomly on any available space.

This development would appear to be very mod in that it offers no engagement with the existing street pattern with access located on the minor access focusing on the generality of the middle distance rather than the active streets they are on.

Overall it has the feel of alien structures landing in Govan but not part of Govan.
