Colourful student flats to bring new life to a jumbled Leith mill

Plans to convert an unlisted Leith mill, latterly a bingo hall, into student residences have been formalised in a new planning application.
Investment management firm Longstone has engaged Oberlanders and LUC to lead the transformation of 24 Manderston Street, carving out space for 201 beds within the mill volume.
Accessed from a railway arch on Manderston Street the revamped mill will be hollowed out to bring daylight to an interior courtyard while retaining jumbled facades of red brick and weathered stone, this work will see the roof replaced by clay red standing seam metal cladding, inspired by The Egg Shed.
In a design statement, Oberlanders wrote: "The introduction of clay red standing seam metal cladding to the new external envelope will ensure legibility between old and new is achieved. It will also bring colour to the streetscape and act as a clear marker of regeneration.
"The treatment of the internal courtyard spaces shall be more contemporary and minimalist in design, acting as a contrast to the historic stone and rustic brickwork exterior."
Interior spaces will be finished in polished pre-cast concrete at ground level, topped by smooth light-coloured brickwork above. Windows and guttering will be given a bronze finish for added contrast.
