Prominent Leith Walk office block is set for a facelift

A major Edinburgh office building, completed in 2002 by Allan Murray Architects, is to undergo an extensive refurbishment to suit the needs of today's occupiers.

Located at the top of Leith Walk Calton Square will be given a new lease of life by development manager Ardstone Capital following the departure of its current tenants in April 2025.

Here the opportunity will be taken to remodel the current building, replacing the facade, lifts and entrances while retaining much of the structure and frame, with stone and other materials repurposed where possible.

Additional office space will also be created by employing more efficient floorplates without increasing the building height while also improving energy and environmental performance.

Craig McDonald, principal and managing director of Ardstone Capital UK, said: “While occupying a top-grade location, the existing building no longer provides office space that suits current occupier requirements and fails to meet current statutory requirements in several important areas. It also fails to engage with or contribute to the street life and immediate surroundings.

“Our proposals aim to address these issues and deliver an office building comparable to the best in Europe with the lowest possible carbon footprint."

The current roofscape and gardens will be enhanced as part of this process, with the heart of the building benefitting from a new courtyard or atrium.

Wow, how to make an otherwise boring building even more boring.

I must confess I never liked the articulation of the facade, flush glazed panels with traditional stone arranged in a variety of random big shapes, it just looks like a dogs dinner. Also the rotunda glazed entrance with permanent white shades to block away the daily glare look like some sort of internal re-ft has been going on for 20 years. The proposal sketch appears to bring some order to the facade which I think is needed. Be interesting to see more detailed proposals.
