Faded Georgian printworks set to become a class apart

O'DonnellBrown Architects have been awarded planning consent from the City of Edinburgh Council to proceed with the conversion of a listed New Town property into an aparthotel.
HubCap, the commercial subsidiary of residential developer HUB, has purchased a former printing works and warehouse at 11 Thistle Street which will be remodelled internally as part of the change of use from open plan office space to a 72-room aparthotel.
Expected to break ground in autumn 2024 the 'deep retrofit' will drag the building into the 21st century to attain net zero operational carbon usage. In the process the historic building will be restored to its Georgian heyday, retaining iron supporting columns, brick vaulted ceilings and basement cross vaults which give the C-listed building its character.
Working with previous alterations to the interior removes the need for any new structural alterations with new interventions focussed on a large-scale reception and the installation of rooflights to bring light and air to mezzanine bedrooms.
Jennifer O’Donnell, director of O’DonnellBrown, said: “Through balancing necessary improvements to the building’s energy performance, with carefully converting and celebrating the listed structure, this significant building will be given a new lease of life.”
