Shawfield Stadium regeneration is off to the races

Plans to reactivate a disused Greyhound racing stadium in Glasgow have emerged in the form of a public consultation by Shawfield Regeneration and Cooper Cromar.
Shawfield Stadium, disused since 2020, is to be transformed into a mixed-use neighbourhood plugging directly into the Dalmarnock District Heating System via the Clyde Smart Bridge.
Standing opposite Clyde Gateway's Magenta business park a complementary range of uses are proposed including 450 homes, a 150-bed hotel and 700sq/m of ground floor commercial outlets. Drawing on the principles set out in a 2012 masterplan the new approach replaces a mix of leisure uses with a housing-led approach, retaining the broad outline of the stadium with a series of sweeping crescents.
In a planning statement, the applicant wrote: "The proposed introduction of housing as part of a stadium redevelopment would not have been predicted by the Local Plan or approved 2012 masterplan, or the challenges faced by the office, employment or large scale leisure sectors post-Covid.
"In terms of the ‘loss’ of land to housing in this location, the change of use to housing from, what has become essentially vacant land, would resolve this issue and still ensure the majority of the surrounding area is retained for employment generating, commercial and ancillary."
Incorporating a green link to Richmond Park the plan calls for 'landmark' taller buildings at each vertex with the racetrack itself landscaped to provide resident amenities.
A detailed planning application is not expected until early next year.
