A courtyard Canonmills car park is to play a role in meeting Edinburgh housing demand under plans to replace asphalt with nine apartments.

Canon Court currently serves as a car park for an adjacent apart hotel but could soon host a four storey apartment block, including a ground floor commercial unit under the plans by Comprehensive Design Architects on behalf of Dogma Square Properties.

Concerns around privacy for neighbouring properties have guided the design, which necessitates a blank gable to the upper floors on the western facade.

Flood risk from the nearby Water of Leith also limits ground floor to commercial and plant space. This leaves space for nine flats, including three single aspect one bed properties, within a brick block capped by dark standing-seam metal cladding to the top floor.

Landscaping by RankinFraser will serve as a buffer to established properties.

the only thing which can be said in its favour , is that it won't be seen by most folk.

I know CDA set a low bar, but this is particularly terrible
