Leftover land in Edinburgh to accommodate burgeoning student housing demand

A student housing gold rush shows no sign of abating as Glencairn invests further in the sector with new proposals for Dundee Street, Edinburgh.
The local developer has launched a public consultation communicating its intention to redevelop the commercial site as purpose-built student accommodation with associated commercial and retail space.
Flow Design Architects have been appointed to assist with this goal, knitting a site that has become hemmed in by the West Approach Road back into the city proper.
In a consultation statement, the applicant wrote: "The maps suggest the shape of the site is historic and not, despite appearances, a product of a more recent car-dominated society. As we undertake a societal shift to other modes of transport, this small section of the city can start to promote these changes in its form, use, and functionality."
Two contrasting design approaches are being entertained at this early stage, the first establishing an urban edge to Dundee Terrace with a landmark element with an active ground floor at the intersection with Dundee Street. Alternatively, a 'crescent' option would see the building line pinched back from Dundee Terrace to establish a south-facing external amenity.
A public consultation is due to be held at Fountainbridge Library between 15:00 and 19:00 on 23 October.
A detailed planning application is expected by early November.

The site is not 'hemmed in' nor 'Leftover' but part of Dundee Terrace & Dundee street, Dundee Terrace is not the Western Approach road. Are we not part of the 'city proper'.
