Edinburgh 'white land' earmarked for 63 modern tenement homes

Dundas Estates has lodged plans to replace a private parking court comprising garages and waste ground with 63 apartments, 15 of which will be affordable.
EMA Architecture and Design propose to split accommodation across three separate blocks of flats, retaining existing access off Gorgie Road.
Classed as 'white land' and allocated for housing in the City Plan the development seeks to maximise the use of land while integrating with the established neighbourhood and providing shared surface parking for adjacent tenements.
In a design statement EMA wrote: "In response to the Edinburgh tenement design, development blocks will be characterised by an activated primary facade which sits close to the street edge. Shared open space will be located to the rear of blocks and will be easily accessed via a footpath which connects to the street and areas of shared surface. The ground floor of each development will be accentuated through the use of a contrasting brick.
"Elevations will also utilise regular window patterns in a vertical stacked arrangement, with horizontal soldier coursing used to break up massing. Larger window openings will exist on key corners and on primary elevations to maximise light and key views from properties. Juliet balconies will be provided to living spaces on key elevations to ensure residents benefit from a more direct connection with outdoor spaces and areas of landscaping."
The pedestrian priority scheme has been designed to minimise vehicle speeds through use of shared spaces and interconnecting walking routes.
