16 floors of student housing to complete Glasgow's Broadway block

Cooper Cromar has fleshed out plans for 432 purpose-built student flats on Glasgow's Renfield Street, the second and final phase of the Broadway Central development.

Led by McAleer & Rushe Property Broadway Two adjoins a recently completed office block and hotel and is substantially altered from its initially proposed form, with a reduced footprint, active frontage and roof gardens now included following initial consultations.

In the process the building has been reconfigured from a C-plan layout to an L shape, to improve the outlook and daylight for occupants. As a consequence, the blank western gable is now an 'active' facade.

Set back 12m from Broadway One the final piece of the Broadway puzzle devotes its ground and first floors to a courtyard, podium and roofscape that helps integrate with the streetscape.

In a consultation statement, the architects wrote: "The ‘L’ shaped form mirrors the adjacent building and allows a courtyard to complete the square central to the grid on Renfield Street. This square allows for additional ground floor external amenities.

"The form on the roof is set back from the rest of the building, allowing it to gently rise without imposing on the surrounding buildings. This also creates additional external amenities at roof level.

"The stepped façade helps to break the mass and contributes to the creation of a lively streetscape/future town square amenity space on the ground level activates the frontage at street level."

Construction is expected to start early next year for completion by 2026.

The designs for this site over the years have been a reall rogues gallery of bleak. More austerity architecture for the city centre.

I fear the only way to hide the planned unsightliness of the City Centre is to invest in a lot of Boston ivy , and within a couple of years it will be the dear green place with some autumn hints

Why the negativity? If you changed the proportions of the windows, chose a different brick and squinted a bit, could that be Louis Kahn's Phillips Exeter Library, transposed to Renfield St...?
