Crewe Toll green neighbourhood to provide hundreds of low-energy homes

The first images of a new green neighbourhood in Edinburgh have been released by the developer behind the vision, with a promise to retain two-thirds of the land as open space.

Artisan Real Estate with REInvest Asset Management S.A, propose to redevelop the former Deutsche Bank House at 525 Ferry Road near Crewe Toll roundabout into homes and green space, representing one of the largest development sites in the city centre.

256 homes are planned in all, of which a quarter will be affordable, with commercial space fronting Ferry Road providing room for cafes, shops and workspaces. Built around a large communal garden the homes will feature green roofs, a 'wetland' zone to enhance ecology and minimise flood risk as well as the use of smart technology such as air source heat pumps.

Artisan's David Westwater said: "This is a hugely exciting opportunity to breathe new life into an underused building, whilst ensuring its long-term future by bringing a new sustainable community to an accessible city centre location.

"We have reduced the heights of the building from nine to seven storeys and ensured the overall architectural design and materials respect local and historical contexts. We are also fully aware that we have the responsibility to ensure that our developments exceed all current environmental standards, setting new benchmarks for smart, sustainable living whilst providing a high quality of internal and external space.”

Design work is being led by 7N Architects with a formal planning application expected shortly.

Looks great! Need more of this sort of thing. However I thought that CEC had raised the affordable housing requirement to 35% of all new developments? Rather than a quarter. Generally looks good otherwise tho. I hope they integrate this development with the street grid of the Kimmerghame development. Really good to see retail units etc included too. How much parking is included?

I suspect the lack of comments on this one is down to the haterz having nothing to hate?! Sensible massing and rooting in the site - green space everywhere and a believable commercial ground floor - well done Artisan

The over-landscaped renders and use of this years trendy balustrade detail does not hide the banality of the architecture.
