Failed Cowcaddens office block to be replaced by 570 homes

Early plans for the redevelopment of a prominent Cowcaddens office block have been shared by Keppie Design.
The practice is proposing full demolition of the vacant Buchanan House, to progress hundreds of apartments on the site on behalf of Global Mutual and Davidson Kempner.
The 1.2-hectare site enjoys a prominent position at 58 Port Dundas Road, commanding elevated views of the northern approaches to the city centre and complementing ongoing Avenues proposals.
Accommodation comprises a mix of around 570 build-to-rent and private apartments in a series of blocks of up to 21 storeys in height, with associated retail, cafe and small office space, complemented by public and private gardens and terraces.
In a statement, Keppie wrote: "The site acts as a key gateway at the north edge of the city centre, where there is a real opportunity to repair the fragmented urban fabric. The design team have analysed the scheme in terms of form, scale and massing to make the best use of land in a highly accessible location, in line with the Council’s aspiration to re-densify the neighbourhood.
"There is an eclectic mix of architectural styles adjacent to the site, but commonality is found in the use of a brick in pink/red and grey tones."
Pledging that 94% of the structure will be reused and recycled the applicant promises a greener building with air-source heat pumps and solar panels replacing a dated gas-fired plant. Studies undertaken by the applicant also suggest that whole-life carbon emissions per bedroom would be lower at 43.68 tonnes than either a full reuse (47.22) or hybrid approach (48.88).
Feedback on the initial consultation should be made by 2 May. Subject to a successful planning application work could commence in the second half of 2022.
