A mixed-use development at 20 Haymarket Yards has been given the go-ahead by City of Edinburgh Council, clearing the way for the redevelopment of Elgin House.
The green light gives Stamford Property Holdings permission to demolish the existing office block and erect a hotel, cafe and replacement offices in its stead, to designs by 7N Architects.
The well-connected site, just yards from Haymarket Station, will host two separate buildings opening onto shared public realm, delivering 183,000sq/ft of office space and 197 hotel rooms with a shared interior winter garden and landscaped roof terraces.
Uri Goldberg of Stamford Property Holdings commented: “Our development will regenerate and intensify a current brownfield site in Edinburgh City Centre, meeting a significant demand for a new kind of workspace that is sustainable and enhances the wellbeing of occupiers, designed to be amongst the highest standards of ESG compliant developments coming forward.
“Additionally, our hotel offering serves to address a clear need for bed spaces. This will allow people to work and stay in the city centre, supporting local businesses.
“Located at a key public transport hub at Haymarket, and with high-quality public realm on offer, this net-zero development will adopt extensive energy efficiency measures and renewable energy strategies..."
Described as being net zero carbon in operation the build will employ a solar PV array and air source heat pump low carbon heating system.
