Drumbae densification drive kicks off with community hub bid

3Dreid Architects have brought forward a planning application for AMA Homes for a community hub and affordable apartments in Edinburgh's Drumbrae district.

Billed as the starting gun in efforts to densify the suburban neighbourhood the approach provides for a commercial outlet on the ground floor below an elevated amenity space and 18 flats.

Built on the site of the former Clermiston Clinic on Rannoch Terrace the properties range from one to three bedrooms with two-tone mortar marking the transition between public and residential components.

Taking its massing cue from the nearby Drumbrae Library the building will further reinforce the creation of a neighbourhood centre.

Darren Park, associate director at 3DReid commented: “The proposals will bring a new vibrancy to this derelict suburban site and satisfy demand for affordable homes close to the city centre. The design is composed of three architectural elements - a base, a tower and a terrace. The massing responds to the immediate context and looks to positively address the wider city and green space to the north, with generously proportioned flats and the communal garden providing key amenity to future residents."

Finished in buff brick, accented with feature red elements such as an access deck and pagoda on the first-floor roof garden.

Elevations generally are very poor.

Someone needs to reconsider the ground floor, zero thought has gone into the shopfront or how its designed and presented.

Very poor from 3dReid given their recent successful scheme at Canongate.
