Walled Yorkhill railway depot earmarked for new homes
January 5 2023
Network Rail with Ryder Architecture has applied to develop a railway depot at Kelvinhaugh Junction, Yorkhill.
The indicative approach would bring the brownfield site into residential use, complementing a recent modular student build next door.
Standing on the junction between Kelvinhaugh Street and Sandyford Street the application in principle includes 110 bedrooms with a landscaped rooftop amenity deck on the sixth floor and private south-facing balconies.
Rising behind an existing retaining wall two blocks of flats are proposed linked by a central structure housing bins and plant. 24 parking spaces are also provided.
Owing to the constructed nature of the tight brownfield site just 1,200 sq/m of amenity space is planned, below the 1,375 sq/m required by the City Development Plan.

The extra council tax revenues might allow GCC to keep the streets clean and remove the graffiti.
NR is being a bit greedy -- if the amenity space is 1375m2 then they need to either scale back the size of the development or they need to get creative to find the required space.
