Hundreds of homes are in the works for Ocean Terminal

Phase two plans for the redevelopment of Ocean Terminal in Leith have been filed by Ambassador Investments, adding 580 homes by Keppie Design to the waterfront site.
Following plans to partially demolish and reconfigure the 20-year-old mall the latest element of the £250m transformation will establish a 20-minute neighbourhood alongside in the form of a residential-led mixed-use development.
The 'town centre' district will also include a mobility hub uniting car club services, bus, tram, cycling, electric vehicle charging points and E-bike bays.
Chris Richardson, director of Ambassador Investments, said: “Together, we’ve looked in depth at how our development fits with the wider context of building and regeneration in ways that meet all policy aspirations for sustainability and architectural quality and character.
“With the go-ahead for the re-modelling of the existing centre, tailoring its footprint to respond to current retail trends, the introduction of a new neighbourhood of quality homes needed to secure Ocean Terminal’s success as a key local ‘town centre’ and asset for the community."
The masterplan calls for a mix of affordable, build to rent and private apartments arranged around a central green space, oriented to face the Firth of Forth.
Ground floor commercial units will frame the public realm, opening up access to the waterfront and complementing the planned Port of Leith distillery.
The design team includes LDA, Woolgar Hunter and Xburo.
