'Brownfield first' strategy to densify Edinburgh's hinterland

Artisan Real Estate and REInvest Asset Management have opened a public consultation detailing their plans to deliver new homes on the site of a disused bank at 525 Ferry Road, Edinburgh.

The 'brownfield first' build by 7N Architects proposes a residential-led mixed-use development that will retain the current basement level for car parking while replacing above-ground accommodation with a 'walkable neighbourhood' of homes and shops on the periphery of the Inverleith Conservation Area.

Outlining the broader benefits of their plan the applicant wrote: "Much of Edinburgh is presently very low density which presents challenges to achieving the goal of being a sustainable city. The Ferry Road junction is located on key movement corridors but is currently characterised by low-density suburbs, large sheds, a supermarket and car parks.

"The Brownfield First strategy needs to achieve density at such brownfield nodes to deliver the sustainable objectives of City Plan 2030. This will help to promote inclusive growth within the various communities located around Ferry Road and reconnect the north-west of Edinburgh to the city centre."

Due to be connected to an extended tram network the area has become a focus for efforts to alleviate a housing shortage. Feedback received during the current round of consultations will inform updated designs, expected by December.
