Aystree House, Stables and Gate-Lodge
Aystree House in Broughty Ferry, Dundee originally built in 1903 in the ‘Arts and Crafts’ style is a category ‘A’ listed building along with its Stables ‘B’ listed (1984) and Gate Lodge listed ‘B’ (1991). The main house boasts the reputably finest collection of ‘Liberty of London’ furniture in Scotland and is located in a very desirable residential area of Broughty Ferry which benefits from superb views over the Tay estuary.
These buildings have been transformed in a sympathetic and stylish conversion to provide apartments and houses for the future in a manner which has retained and enhanced its historical features. All of the units boast new state of the art kitchens, bath and shower rooms the majority of which have under-floor heating and the key historical features have been preserved and built into each unit. All new services such as Virgin Media, Sky and BT etc. have been integrated for wide-ranging media connectivity.
The house has benefitted from a new Rosemary clay tiled roof, insulated to current standards with all lead work and cast iron rainwater goods replaced with new. The drainage system internally and externally has been renewed and the oak Mackenzie & Moncur Conservatory has been completely conserved and renovated to include new green leaded glass windows to match existing, new safety glass to roof and existing terrazzo floor polished and sealed. The complete building was covered by a structural scaffold and tent to allow these works to be carried out under controlled conditions.
The Main house has been converted into 6 family apartments ranging in size from 333 m2 down to166 m2 and the Gate Lodge has been converted and expanded with a contemporary extension with structural timber glulam frame with a sedum covered ‘green’ roof. The Stables building has been the subject of a Change of Use and has been converted into a special dwelling house.
