Mountgrange and M&G mark 1 West Regent Street construction milestone

Mountgrange and M&G Real Estate have marked the ‘one year to go’ milestone at their £60m speculative office build on Glasgow’s West Regent Street with completion of the substructure and central core.Scheduled for completion in March 2015 the 143,000sq/ft venture is one of a series of Grade A office projects under simultaneous construction in the city fuelled by a new found optimism in the market.
It will offer a double height reception space and underground parking for 40 vehicles and is predicted to achieve an EPC ‘A’ and BREEAM ‘Very Good’ rating.
Mike Buchan, director at Jones Lang LaSalle, joint letting agent, said: “Despite there still being a year to go until completion, we have received a healthy level of early enquiries. The severe dearth of Grade A office space in the city centre, particularly for larger requirements, and the shortage of new development is encouraging occupiers to consider pre-letting opportunities for delivery in 2015 onwards.”
Construction began on the Ryder Architecture design last August.

I guarantee nobody is going to sit at those tables in the shade of that thing while breathing in the bus fumes! That aside, while I like the idea of the Jacob/smoke monster dynamic between this and RMJM's number 2, I think the facade is just too open and lacking substance for a building of this scale.
